section represents a significant part of the Practice’s day-to-day
activities and is
the most varied. Many of the projects of this scale are property upgrades
for the
investment market, usually at the upper end of it. |

The latest
project within this sector is a 300 sq. m. private house. The following
are
examples of this type of work undertaken within the past four years. |

Edinburgh:
Originally an
office, this lower ground floor property was converted
into a one-bedroom luxury flat for the executive /
short term stay letting market. Completed in 2004.

Blackcastle Wood,
South Lanarkshire:
This is a new 300sq. m. timber kit house
on a ‘green-field’ site, with construction
due to start in May 2005. The client’s wish
was to have a house that was in keeping
with the agricultural buildings on nearby
farms. The house will have a large living
room, a family room, a large dining room /
kitchen, utility room, office, garage, 4
bedrooms, two en-suite shower rooms, a |

large
bathroom with sunken bath and steam-room and a south facing decked
veranda.
In addition there will be a forestry workshop. |

Bowhouse Farm, Fife:
The
original Georgian
farmhouse was too small for a growing family but
rather than moving, the clients decided to extend it.
They specifically requested that the new extension
be stone built, have a natural slate finished roof
and be designed in a ‘traditional’ manner.
Comprising two bedrooms, a bathroom, a new
double-height, top-lit entrance hall, a large family /
dining kitchen, an enlarged existing living room and
a sunroom, the project is due for completion in the
summer of 2005. |

Young Street, New Town Edinburgh:
For the investment / rental market, this flat
was completely upgraded with new plumbing, heating, kitchen and
shower-room. Completed in 2001. |

Blackford Road, Edinburgh:
This property, which is a ground floor flat in a previously
converted villa, was completely refurbished with extensive re-modelling to
create an
en-suite shower room, a new stair to the previously inaccessible basement
and the
enlargement of the living room by incorporating part of the hall. The
opening to the redundant hall was enhanced with a pair of new Tuscan
columns. Completed in 2002. |

Claremont cottage, Midlothian:
This property was badly run
down and poorly
'improved’ in the past. The bathroom dormer window was particularly
unsightly and
ruined the charm of what was an attractive country cottage. The brief was
to address
the outward appearance, improve the amenity of the second bedroom by
creating a
new dormer window, improve the amenity of the existing kitchen by creating
a new
window in the gable wall and create a new WC on the ground floor. The
latter
requirement was particularly challenging but overcome by exploiting the
generous
under-building void and siting the WC under the stair half landing and
creating access
to it with a new short flight of steps. It was completed in February 2005,
bar decoration. |

Arnwood Drive: Glasgow.
The sub-division of a substantial 4-storey (attic, two
principal floors and a lower garden level) house. This involved major
alterations to
provide new kitchens and bathroom including en-suite facilities. The
existing elaborate
staircase was partly dismantled and re-configured to provide independent
access to
the ‘double-upper’ property. The client is a Project Manager and is
co-ordinating all
work on site much of which is being carried out on a self-build basis by
her and her
husband. With careful detailing of the existing stair and new stair to the
lower ground
floor, we managed to avoid that ‘converted look’ that can detract many
conversions of
this kind. Construction is still on-going but the upper property is now
complete. |

The complete upgrade of a flat within a converted
grade A terraced town house in 2000. |

Complete refurbishment of a lower basement flat with

walk-in wardrobe and a new kitchen. Completed in 2002. |

Complete gutting of an existing semi-
derelict house / workshop to create a new family house with three
bedrooms, living

Conversion of a former stable and workshop into a two
bedroom house in a Mews style setting. Here the workshop was demolished
and a one
and a half storey extension added to the mews. Completed in 2001. |

Lauriston Place, Edinburgh.
This project involved the complete modernisation of a
top floor flat with a magnificent hexagonal living room. A new kitchen and
bathroom as
well as an en-suite shower room was installed. Completed in 2000. |

Carfrae Grove Edinburgh:
General alterations to
provide an improved stair access
to attic level and the amalgamation of two single bedrooms to form a
master bedroom
with en-suite facilities. Also the addition of a sunroom to the rear.
Completed in 1998. |

Gillespie Crescent:
The conversion of two box rooms into a kitchen with the former
kitchen becoming a family dining room. The new kitchen and family room are
open-plan. Completed in 2003. |

Bretabister, North Nesting Shetland:
This is a major one and a half-storey extension
to a dreary single storey, 2-bedroom 70’s kit house to create a large
house with a more
appropriate appearance for it’s fine setting overlooking South Nesting
Bay. An
agricultural shed with integral kennels complete the development for our
sheep-farmer
client. This is a largely self-build project, which is due for completion
in summer 2005. |

Eyre Crescent, Edinburgh:
Extensive renovation of
this 4-bedroom flat including
HMO requirements has produced a fine flat. The improvements include a
completely
new bathroom in an existing box-room to replace the ‘hopeless’ typical
narrow
Edinburgh bathroom, which has been converted into an en-suite shower room
and a
separate WC. A modern kitchen and an extended kitchen / dining room
complete the
alterations. Our client, a London businessman, likes it so much he keeps
it as his Edinburgh pied-a-terre. Completed in 2003. |
